Master Planning

Several issues may trigger the need for a facility master plan.  These can include a building’s physical condition; a repurposing or expansion of functions; a change in ownership; or a change in occupant demographics.  GreenAssociates can assist clients in developing comprehensive plans that maintain their facility’s effectiveness and relevance.

Activities common to most facility plans include:

  • Program Review…identifies and quantifies the current use of a facility’s spaces.  Indicates how well a building supports its stated function.
  • Facility Assessment…a physical review of a building in terms of structure, building envelope, electrical service, thermal comfort, lighting, interior finishes, furnishings, equipment, building technology, energy use, health life/safety concerns, site access, parking, and surrounding grounds.
  • Technology Plan…a comprehensive outline of desired capabilities and requisite support hardware.
  • Demographic Projections…to validate future space needs and/or adjustments and priorities.
  • Interviews…with people and groups directly involved with the facility.   The diverse nature of these stakeholders provides a better understanding of how the facility will be used.

GreenAssociates collects and quantifies the information from these activities and uses it to develop facility based solutions.  Applying industry, state, and national planning guidelines, we determine the optimal number and size of spaces required to support the client’s desired programs. This ‘ideal’ space program is then compared to actual conditions and the differences noted.  What results is a tally of which spaces are deficient, underutilized, in surplus, unassigned, or absent.

If additional space is called for, we determine where and how it can be created – either through remodeling, expansion, or new construction.  Each alternate is explored and recommendations are made based on initial cost, time required for implementation, and long term operating costs.

Once a building program has been defined and agreed to, a schedule is established for its implementation.  If the program is to be done in phases, the composition and timing of each phase is determined by the owner’s priorities, as well as the cost, complexity, and duration of the proposed work.

A facility plan’s usefulness is directly proportional to the amount of time and research spent in its development. To insure continued value and relevance, plans should be revisited on a regular basis.
